The concept
Real estate crowdlending is a collective loan backed by a property. Instead of buying a home, a group of investors lends capital to a developer or owner and collects interest monthly or at project maturity. At Nobiajtae we apply this model specifically to the Ecuadorian market, secured by a first-lien mortgage recorded at the local Property Registry.
Our risk committee, based in Quito and Guayaquil, reviews land title, municipal permits, appraisal and market flow. Only 7% of projects received in 2026 are published on the platform.
Investors lend the developer the required amount. Each contribution is documented with a loan agreement, a promissory note and an open mortgage in favour of the lenders.
The developer pays interest monthly or quarterly depending on the deal and returns the capital once the property is sold or refinanced, over 6 to 36-month terms.
Unlike buying a home to rent, you don’t manage tenants or maintenance. Unlike a time deposit, your money is backed by a tangible asset in Ecuador.

Open your account with your Ecuadorian ID or passport. We comply with UAFE rules, KYC policy and anti-money-laundering standards. Verification takes less than 24 business hours.
Read the project memo, the appraisal signed by an appraiser registered with the Superintendency, the target LTV and the payment schedule. Each listing shows city, district and type of collateral.
Sign the electronic contract, legally binding in Ecuador, and transfer from your local bank. Funds stay in escrow until the project reaches 100% funding.
Interest is paid in US dollars directly to your Ecuadorian bank account. Download tax certificates ready for your yearly filing with the Servicio de Rentas Internas.

Risk management

Three analysts and a real estate lawyer review every operation. We reject deals with LTV above 70% or incomplete municipal permits.
Every loan is backed by a mortgage recorded at the Property Registry of the corresponding canton, in favour of a common representative of the lenders.
We recommend spreading your capital across at least 8 different projects in different Ecuadorian cities and sectors to soften any single adverse event.
Construction updates, photos, committee minutes and financials for each project are published directly on your investor dashboard.
